The office is open Monday through Friday, but it closes to the public at 3:00 PM on the last Monday of each month. The Annex building locks at 4 PM daily. Appointments are required for opening or closing a probated estate, for ancillary estates, and for depositing a will for safe-keeping. Estate searches are not done by email. Use the Estate Search Request Form instead.

Staff advise you to search all possible spelling variations of a name. That rule is key for older filings with odd spellings. The portal pulls up deeds, mortgages, liens, and other docs that affect real property in Sussex County.

Certified copies and document images are offered through the system. Sussex County makes no warranty on the data. If the portal is down or a search does not turn up a doc, call the Recorder of Deeds at (302) 855-7785 for help. Staff can pull a record by book and page and fax or email a copy.
Probate Search Phone Directory
The Sussex County Probate Search System uses BluestoneWeb at wills.sussexcountyde.gov/BluestoneWeb. Search fields cover Last Name, First Name, Docket Number, Case Type, Issue Date From/To, and Year. Results show SC, Docket, Status, Name, Case Description, Issued date, Date of Death, Date of Birth, Image, and Town. You can sort, group, or filter the grid. Export options run to PDF, RTF, DOCX, CSV, XLS, and XLSX files.

Building Inspections Phone Line
The Sussex County Building Code Inspections Office schedules checks for single-family, commercial, and multi-family projects. The page is at sussexcountyde.gov/inspections-and-scheduling. The office runs 7:30 am to 3:30 pm Monday through Friday. The main line is (302) 858-5500. You can schedule online or by phone. Before you call, have the project application number, the 911 address, a contact name, and a phone number on hand.

Residential inspection types run through Footing, Pre-Slab, Setback, Track, Header, House Wrap, Framing, Energy, Final, and Final Zoning. Commercial runs Footing, Pre-Slab, Framing, Energy, and Final. A $40 per-trip fee kicks in after five single-family inspections or after four modular inspections. Third-party reports for engineered footings, piling blow counts, waterproofing, truss repairs, and energy must be emailed to buildinginspections@sussexcountyde.gov before you can schedule. A Self-Service Portal lets you view permits, see inspection results, and print Certificates of Occupancy once you set up an account with a Parcel ID or an application reference number.
Sheriff Sales Phone Directory
Sussex County Sheriff Sales are held on the third Tuesday of each month at 9:30 a.m. The sale room is the Sheriff's Office Main Conference Room on the 2nd floor of 22215 N. Dupont Blvd., Georgetown, DE 19947. The rules page is at sussexcountyde.gov/sheriff-sales. Sheriff Sales and Foreclosures run on (302) 855-7830. Notices get posted on foreclosed homes and public buildings before the sale. They are also printed in the Sussex Post and a local paper two weeks prior.

All bidders must register between 9:00 a.m. and 9:30 a.m. with a $4,000 deposit in cash or a certified check, plus a photo ID. Tax (monition) sales need 100% of the bid due on the sale date by 3 p.m. The owner has a 60-day right of redemption from the court confirmation date. Mortgage sales need 20% on the sale date, with the balance due the third Monday of the month after the sale. If a bidder fails to pay the balance, the deposit is forfeit. Transfer taxes apply too. The Delaware Realty Transfer Tax runs 2.5%. The Sussex County Realty Tax runs 1.5%. Both are split between seller and buyer. All sales run "as-is" and sight unseen. The bidder is on the hook for any liens. Tenants and owners are not automatically evicted.

Real Estate Tax Phone Directory
The Sussex County Real Estate Tax Portal is part of the Munis citizen self-service system. The portal sits at munis.sussexcountyde.gov. You can search by property address, owner name, or parcel ID. The tool shows current and past tax bills, payment history, and assessment details. Online payment is also offered through the county's financial system. The portal ties into the broader permit and finance tools used across Sussex County.

During system maintenance, like the April 2026 cloud migration, the portal may go offline for a short time. Drop-off payments get processed after the system is back up.
